Property Type Definitions:

A "Pre-Foreclosure" (aka "Short Sale") involves making an offer to buy the property outright. The property is still being sold by the individual owner, but the owner is looking to sell it for a price short of what he/she currently owes on the mortgage. Offers have to first be negotiated with the seller, then approved by the lender. These purchases take more time to consummate, and at times can be frustrating, but can be done with a little patience and fortitude.

A "Bank Owned" property is where the lender has taken ownership of the property, either through an agreement with the owner during pre-foreclosure ar at the public auction. In this situation the lender will typically clear the title and perform needed maintenance and repair. Bank foreclosures can become government foreclosures if the loan is backed by a government agency such as the Department of Housing and Urban Development (HUD) or the Department of Verteran Affairs (VA).

"Government Owned" properties is a foreclosed property offered for sale by a government entity. When a property purchased with a federally insured morgage (i.e., FHA, VA) is foreclosed by the lender, the federal government pays the lender what is owned, takes possession and offers the property for sale.
